The short answer is no. If you're out of town or unable to attend the inspection, rest assured that our detailed reports include specific findings and photographs of all identified issues. We’re also available to discuss the report with you over the phone, addressing any questions or concerns you may have.
Please understand that our focus, attention, and actions are all geared toward serving your best interests. Contrary to the long-standing belief that clients should attend the entire inspection, doing so can actually be detrimental to your interests. When anyone is present and engages with the inspector while he’s performing his tasks, it increases the risk of omissions in his findings. If you can attend, it’s best to join us at the conclusion of the inspection when the inspector is thoroughly familiar with the home. We will provide a brief recap of our findings and answer any questions you may have.
However, if you feel strongly about attending the entire inspection, you are welcome to do so! We simply ask that you minimize your interactions with the inspector until the end.
No, it is actually unlawful in the State of Nevada, according to NAC 645D.470, to offer any warranties or guarantees. Be extremely cautious of misleading claims from other inspection companies that advertise such warranties or guaranties; they may either be unaware of the laws governing their licensing or intentionally misleading prospective clients, raising serious concerns about their professionalism and ethics.
Keep in mind that a home inspection is essentially a "snapshot" of the property at the time of the inspection. Many issues can arise suddenly and without warning, which is why Nevada prohibits Inspectors of Structures (IOS) from offering warranties and guarantees. We strongly recommend purchasing a suitable home warranty and conducting a thorough final walk-through inspection prior to the Close of Escrow (COE).
We get asked this question frequently! Unfortunately, our insurance carrier prohibits us from even being on site during the final walk through.
A thorough final walk-through with your agent ensures all components and systems are in the same or better condition than the day you wrote the contract. We have created a Final Walkthrough Checklist, for your convenience.
We strongly advise discussing all options with your real estate agent and their broker if any items are found to be non-functional or not in the agreed-upon condition.
We offer one free Repair Review for issues such as lack of gas utility, certain access impairments, and to confirm proper completion of seller or builder repairs. Please note that we do not inspect for any post-inspection damage, repairs not identified in the original report, or any final walk-throughs. Resale home Repair Reviews must occur before the close of escrow, while new construction reviews need to occur prior to builder warranty expiration or within 12 months of the original inspection, whichever comes first.
Our free Repair Reviews are performed in routes, allowing us to continue providing this invaluable service. Inspectors will arrive within a 5-hour window. If a specific appointment time is required, we can arrange this for a fee.
The duration of a home inspection depends on the size, condition, and amenities of the property. Here’s a rough estimate:

We don't provide direct referrals to contractors. This is to avoid any potential conflicts of interest—an inspector could be tempted to favor a relative in the roofing business, for instance. We believe that even the appearance of impropriety undermines trust. Instead, we suggest obtaining recommendations for licensed and qualified contractors from your real estate agent or by visiting the Better Business Bureau of Southern Nevada’s website.
Sellers or listing agents often seek our guidance on repairs, but we require written permission from the buyer or their agent to share any details. Nevada law mandates that we don’t disclose inspection results without client approval. Our reports are detailed enough for licensed contractors to understand, but requests for further guidance usually indicate the involvement of unqualified individuals in the repair process. We do not assist unlicensed contractors and always recommend hiring a licensed Nevada contractor over a handyman for better protection.
One Repair Review is offered free to the consumer. Obviously, it costs us money to perform them and frankly, they’re not cheap. They cost us more than $30k per year, to provide them to our clients. If we discover repairs that are not accomplished or repairs that do not appear to be accomplished properly, once they Seller have been corrected, you may schedule a second Repair Review. The fee for these starts at $95.00.
