Cost of Home Inspections

Home inspection costs in Las Vegas can vary drastically—anywhere from just a few hundred dollars to several thousand! As you shop around for an inspection company, you may notice a familiar pattern with some competitors: they hide their pricing upfront. This sneaky tactic lets them raise their fees on a whim, leaving agents in the dark about costs and clients potentially blindsided with unexpected bills. At Inspect LV, we’re all about transparency. You’ll always know exactly what you’re paying for—no surprises, no hidden fees.

But here’s the real kicker: many of these inspection companies cut corners in a big way. They often spend significantly less time on-site—sometimes half as much or even less than we do. When you break down their fees by the hour, you’ll quickly realize that you’re paying more for less. Less time, less thoroughness, and ultimately, less value. When interviewing your inspector, be sure to ask how much time they will spend on-site and how long it will take them to write the report—this is the time spent preparing the report, not when you’ll actually receive it.

Even worse, many inspection companies fill their reports with generic photos that don’t pinpoint specific concerns, leaving you with a false sense of security while the true condition of the property goes unnoticed. This is a classic tactic designed to make their clients feel like they received a thorough inspection report when, in reality, they didn’t. At Inspect LV, we don’t rely on empty filler. Our reports are thorough, precise, and packed with detailed property deficiencies, along with valuable information and additional disclosures, ensuring you get a complete and accurate picture of the property’s condition.

Whether you choose Inspect LV or another inspection company, the cost of a home inspection will depend on several factors, including:

  • Size of the House: Bigger homes always mean more time and effort.
  • Age of the Home: Some inspectors charge extra for older homes—Inspect LV doesn’t.
  • Pool or Spa: Is there one? It could impact the cost.
  • Casita, Guest House, or Outbuildings: Additional structures can increase the price.
  • Thermal Imaging: Many inspectors charge extra for infrared thermography—Inspect LV includes it at no added cost.
  • Low-E Windows: Need to check if they’re properly oriented? Most inspectors don’t even have the tools to check, and if they do, they charge extra. Inspect LV doesn’t.
  • Water Heater and HVAC System Age: Some inspectors charge $20 or more to provide this information in their report—Inspect LV doesn’t.
  • Repair Review: Many inspectors charge upwards of $150 to return to the property for any reason. Inspect LV includes one 10-item Repair Review at no extra charge.

The average cost of a home inspection for a standard house in Las Vegas (without a pool or additional structures) is around $380—shockingly affordable compared to most other parts of the country.

So, while some inspectors (I refuse to call them competitors because they aren’t our competition) may lure you in with lower prices, the truth is, when you consider the time spent and the quality of the inspection and report, you’re getting much more value with Inspect LV. We take the time to do things right. And when it comes to our reports, they’re in a league of their own—more comprehensive, more accurate, and more insightful than what you’ll get from other inspectors. We also believe in clear, upfront pricing, so you know what to expect—and can avoid the pricing games that some other companies play.

This is Vegas but we don’t think you should gamble on your home inspection!
