What We Check

Our inspection is a visual assessment of the home’s readily accessible major structure, systems, and components. Since purchasing a home is often the largest investment one makes in their lifetime, it’s crucial to have a qualified inspector evaluate the property to identify any defects that may not be obvious to you as the buyer. These issues can vary from minor repairs to significant damage or safety hazards.

Outstanding Value

Repair Review

We provide a professional assessment of qualifying repairs made by the Builder or Seller to ensure they were completed properly and would not have been flagged during an inspection. There is no additional charge for the first Repair Review.

IR Thermal Review

Infrared thermal imaging can help detect issues such as active moisture leaks, overheating breakers, missing insulation, and other anomalies hidden behind finishes.

Low-E Window Review

All of our inspectors use a device to ensure proper installation orientation. Improperly installed windows can let in excess heat, which can overwork your air conditioner and lead to increased energy costs.

Drone Roof Review

Each inspector is equipped with a drone for compliance with Builder restrictions and to provide a comprehensive review of the roof. We take pride in being among the early adopters of this technology for home inspections in Las Vegas!

Frequently Asked Questions

Yes, all of our home inspectors have SentriLock access. Inspect LV inspectors have passed the same extensive DOJ background check as agents, meaning we can access any home with a SentriLock electronic lockbox.

Our "Concierge Inspection" services include items that many inspection companies charge as add-ons.

This includes:

  • Verifying Water Heater and HVAC Ages

We promise reports are made available no later than the next morning (prior to 12:00PM).  However, they are often delivered same day.  Orders must be paid for prior to report release.  Reports are delivered via email with an HTML link.

We offer various flexible pay option for your home inspection. A link will be emailed upon order confirmation for you to pay online at your convenience. If a you are uncomfortable with paying online, we do accept phone payments.

The short answer is no. If you're out of town or unable to attend the inspection, rest assured that our detailed reports include specific findings and photographs of all identified issues. We’re also available to discuss the report with you over the phone, addressing any questions or concerns you may have.

Please understand that our focus, attention, and actions are all geared toward serving your best interests. Contrary to the long-standing belief that clients should attend the entire inspection, doing so can actually be detrimental to your interests. When anyone is present and engages with the inspector while he’s performing his tasks, it increases the risk of omissions in his findings. If you can attend, it’s best to join us at the conclusion of the inspection when the inspector is thoroughly familiar with the home. We will provide a brief recap of our findings and answer any questions you may have.

However, if you feel strongly about attending the entire inspection, you are welcome to do so! We simply ask that you minimize your interactions with the inspector until the end.

No, it is actually unlawful in the State of Nevada, according to NAC 645D.470, to offer any warranties or guarantees. Be extremely cautious of misleading claims from other inspection companies that advertise such warranties or guaranties; they may either be unaware of the laws governing their licensing or intentionally misleading prospective clients, raising serious concerns about their professionalism and ethics.

Keep in mind that a home inspection is essentially a "snapshot" of the property at the time of the inspection. Many issues can arise suddenly and without warning, which is why Nevada prohibits Inspectors of Structures (IOS) from offering warranties and guarantees. We strongly recommend purchasing a suitable home warranty and conducting a thorough final walk-through inspection prior to the Close of Escrow (COE).

We get asked this question frequently! Unfortunately, our insurance carrier prohibits us from even being on site during the final walk through.

A thorough final walk-through with your agent ensures all components and systems are in the same or better condition than the day you wrote the contract. We have created a Final Walkthrough Checklist, for your convenience.

We strongly advise discussing all options with your real estate agent and their broker if any items are found to be non-functional or not in the agreed-upon condition.
